Purchasing Vacant Land!

Land can be a great investment and the first step in building your dream home or cottage. Here is what to look for and keep at top of mind when you’re on the market to purchase vacant land.

Cost of surrounding land – looking into the costs of similar plots of land in the area is the best way to ensure you are paying fair market value and will help your valuation should you decide to sell your land in the future

Proximity to utilities – ensure that the land that you’re interested in purchasing is near power lines or a water main, otherwise, accessing the nearest utility hub can be costly and inconvenient. If your intention is to build in a remote area, be sure to factor these costs into your overall budget

Make sure your zoning is appropriate – areas are typically zoned for a particular purpose: industrial, commercial, or residential. It’s crucial to ensure ahead of time that the zoning laws apply to your interest. You may also be able to rezone your property should you need to, however, this can prove to be timely
